Frequently asked questions
01
What is a house and land package?
A house and land package pairs a block of land with a home design from a builder, marketed together at one price. Depending on the package, you sign a contract for the land and a separate building contract for the home. We explain both before you commit to either.
03
How much deposit do I need?
It depends on the land seller, the builder and your lender. Usually there is a deposit when you sign for the land, and another when you sign the building contract. Your lender decides how much of the purchase they will fund. On your discovery call we walk through the numbers for your situation, and we recommend confirming them with a mortgage broker.
05
Which areas do you cover?
We work with house and land packages in Western Australia and South Australia, including Perth, Adelaide and their surrounding growth areas.
07
Is a house and land package a good investment?
It can be, but it depends on the location, the land, the build, the rental demand and your own finances. Nothing is guaranteed. We help you look at the fundamentals so you can make the decision yourself, with your own financial adviser and accountant.
09
Do I have to live in the home?
No. Some buyers move in and some buy as an investment and rent the home out. We help you think through both options.
02
How long does it take to build?
Timeframes vary with land title registration, approvals and the builder’s schedule. We ask for a realistic estimate for each package before you commit, so you know what to expect.
04
Can I buy if I live interstate or overseas?
Many buyers do. Most of the process can be handled by phone, video call and electronic signing. Talk to us about your circumstances and we will tell you what is involved.
06
Are there government grants or stamp duty concessions for new homes?
Some grants and concessions apply to new homes in WA and SA, but eligibility, amounts and conditions change and depend on your circumstances. Check the current rules with your state revenue office or your adviser before you rely on them.
08
Do you give financial, tax or legal advice?
No. We provide general information only. For finance, tax and legal advice, speak with a licensed mortgage broker or financial adviser, an accountant and a solicitor. We are happy to work alongside them.
10
What happens after I book a discovery call?
Catheryn talks with you about your goals, budget and preferred area. If house and land looks like a fit, she shortlists packages for you. If it does not, she will tell you.
